Appraisers typically handle only specific geographic areas because accurate property valuation depends on deep, localized market knowledge. Each neighborhood or region has unique factors—such as school districts, zoning laws, amenities, demand trends, and even subtle differences in street appeal—that can significantly affect property values.

By focusing on a defined area, appraisers build expertise in local market conditions, comparable sales, and buyer preferences, which allows them to make more precise and credible adjustments when comparing properties. Limiting an appraiser’s coverage area also ensures they stay current with market shifts, regulations, and community developments that influence value, all of which are essential for producing reliable appraisals.

No appraiser can be an expert everywhere. Through continuous analysis of specific areas, an appraiser gains both current and historical knowlegde of the area.

Laura Kemp, P.App., CRA - was born and raised in Winnipeg, Manitoba. She attended University of Manitoba and has always enjoyed spending weekends at the cottage. Her service areas range from Winnipeg to her second office at Hillside Beach on the Eastern Shore of Lake Winnipeg.
